Sion Hill Park, Drumcondra

Project Name: Sion Hill park
Project Location: Drumcondra, Dublin 9.
Date of Completion: Autumn 2016

This development is situated on Sion Hill Road, just off Griffith Avenue. It comprised 69 traditionally constructed 3 & 4 Bedroom semi-detached and terraced homes, constructed to a very high specification with excellent styling and thoughtful design & layout throughout, including classic painted solid wood kitchens in a choice of colours, high quality & durable laminate wooden flooring fitted on ground floor, stylish bathrooms & ensuites with contemporary style Twyford bathroom suites and wetroom style walk-in showers in ensuites.

These houses achieved energy ratings of A2 and A3 as a result of the high levels of insulation to walls, floors and roof as well as an innovative A-Class air source heat pump providing central heating and hot water at reduced costs.

Phoenix Mews, Castleknock

These three detached 4 Bed new houses are located off Phoenix Avenue, in a well-established and mature estate. They are situated at the end of a quite cul de sac just off a large open space.

The houses extend to approx. 167sq m and achieved A energy ratings. Standard features included kitchen allowance to select and design own kitchen, solar panels for electricity saving, gas fired central heating, landscaped front & rear gardens with parking for 2 cars.

The Paddocks, Adamstown, Co Dublin

Mix of 2 & 3 Bed apartments and 2, 3, 4 & 5 bed townhouses, semi-detached & detached houses.

The development is located 15km west of Dublin City Centre, just off the N4 & N4 Lucan interchange on the Newcastle Road. It is situated beside Lucan Shopping Centre and within walking distance of Lucan Village and all its amenities including shops, schools, pubs and close proximity to Liffey Valley Shopping Centre. The Paddocks is located within Adamstown, a designated Strategic Development Zone (SDZ) where the infrastructure for the residents is to be built in tandem with the new homes. It is ultimately designed to cater from 10,000 New Homes.

The Paddocks is characterised as a low density development area with over 300 homes currently occupied. Amenities and infrastructure already in place include two primary schools, a secondary school, a crèche and numerous sporting ranging from running to cycling, GAA, soccer and Martial Arts. It has a dedicated Dublin Bus service, the route 151, Train station with park & ride facilities, and the journey time to Heuston station takes just 14 minutes.

The scheme is located in the centre of Newcastle Village a short distance from the N7.

Hazelwood, Celbridge

Scheme of 3 & 4 Bed terraced and semi detached houses. Located just on the outskirts of Celbridge Town on the Hazelhatch Road. The scheme is a short walk from Hazelhatch Train station and a 5 minute drive from the M4.

Herberton, Dublin 8

Project Name: Herberton
Project Location: Rialto, Dublin 8
Date of Completion: 2007

Maplewood Elliott JV carried out this PPP development with Dublin City Council. Development consisted of over 500 residential apartments, 110 social housing units (apartments, duplexes & houses), community centre, retail & office units, gym & leisure centre.

The development was located along the Red Luas Line within easy reach of local amenities of the Rialto area and the city centre.
